The Inspection clause in the Colorado State approved Purchase Contract is one of the contingencies of this particular contract. A buyer can elect to not perform a home inspection once an offer is accepted on behalf of the seller, but it is highly recommended that one be completed. The inspection clause allows the buyer to perform an inspection of any part or all of the property by themselves or by anyone they might appoint. Following an inspection, the buyer is presented with the findings. The buyer then has the right to either move forward with the contract as is or ask the seller to make necessary fixes or improvements to the areas that need work. Further you can come to agreement with the seller on how to handle the various needs or you can terminate the contract.

The seller does not have to agree to any of the inspection items, but most agree to fix or negotiate a monetary amount for some if not all of the inspection items. In the current sales environment, sellers do not want to risk losing a buyer over inspection items that can usually be remedied easily. The Inspection Clause of the Colorado State approved contract is one way a buyer can protect themselves from unseen defects in the purchase of a property.
